Drone survey in Torquay

Torquay's seafront villas and hotels were built for the resort trade, and a lot of that stock is now split into flats, which shapes the kind of survey the town needs.

Forty-five minutes via the A380

Torquay is roughly 45 minutes from Exeter on the A380, a run covered as a matter of course rather than treated as a special journey. It sits close enough to Torbay's other towns, Paignton and Brixham both included, that more than one survey in the bay can often be arranged on the same visit.

Seven hills of villas, hotels and flats

Torquay was built across seven limestone hills as a Victorian and Edwardian resort, and a good share of that grand villa and hotel stock has since been split into flats. That changes who is doing the asking. Instead of one buyer commissioning a single roof survey, it is often a freeholder, a managing agent or a group of leaseholders wanting the whole building looked at, roof, elevations and grounds together, which points more towards a full building inspection.

Post-war estates inland and modern seafront apartment blocks fill out the rest of the town, so between the three the property types on offer here cover most of what this business surveys, from a single Edwardian conversion to a new-build block.

A resort town's booking calendar

As a resort town, Torquay's property market has its own shape through the year, with more activity around the months either side of summer when holiday-let owners and hotel operators review their stock. Being Devon-based rather than flown in for the day makes it straightforward to fit into that calendar, and a written report still follows within 48 hours regardless of the time of year.

A view that suits aerial photography as well as a survey

Looking out from above Torre Abbey Meadows across the harbour to Berry Head, Torquay is also a town where aerial photography earns its own place, not just as a check on the roof but as a set of images that show a period villa or a hotel's grounds the way a buyer or a marketing brochure actually needs to see them. The Mavic 4 Pro's camera covers both the survey and that photography in the same visit, so a second trip is not needed just to get the shots.

Torre Abbey to Kents Cavern, a town with a long history to build around

The spread of the town, from Torre Abbey and the harbour through Babbacombe and Oddicombe to Kents Cavern inland, means Torquay carries an unusually wide range of building ages packed into a small area. A hotel conversion near the seafront and a 1930s semi a mile up the hill can both be booked in the same week, and each brings a different set of questions, so there is rarely a single typical Torquay job.

TQ1 to TQ2, Torbay's biggest town

The TQ1 and TQ2 postcode areas run from the harbour and the seafront back through the hills behind, taking in the largest town in Torbay by some distance. That size alone keeps enquiries frequent enough for local knowledge of the building stock to stay current rather than being relearned on each visit.
